2What a paid listing addsYour photos, description and contact on the same card, in the same place.
A free card names your agency, without a link. A paid listing is the same card, in the same position, with the same figures, plus:
- Up to ten photos in a gallery.
- A description in your words, up to 60 words, labelled as yours.
- Your name and logo.
- A contact button straight to you: WhatsApp, email or a short form, your choice. Paid cards carry your own contact button only; the WhatsApp button for photos and details is not shown on them. Free cards name your agency, without a link, and carry a WhatsApp button for photos and details, answered by Bali Property Sourcing, which works with the listing agency under co-broking where the agency agrees.
Other agencies listing the same property stay on the page, in one line under your listing that buyers can open ("Also listed by 2 other agencies · from USD 310k"). It is never hidden. If another paying agency or developer carries the same property, both are shown in full, lowest price first.
And things only you see:
- A monthly report: views and click-throughs per listing, which of your listings are priced above other agencies carrying the same property, which have been listed for over a year with a cut or a withdrawal since, and where your asking prices sit against the area’s typical price.
- An alert when another agency lists one of your properties at a lower price, or cuts.
- Daily refresh from your feed instead of twice weekly, and corrections applied within a day.
Every paid card carries the caption "paid listing · photos and description supplied by the agency".

Your description appears as written, with one filter: no rental yields or projected returns, no urgency or scarcity wording, no claims about permits or licences unless the document is on your page. A description that fails the filter is not shown, and you are told which line failed.
5Send us your feedThe index reads your feed instead of your pages. No charge.
If your site publishes one (CSV, JSON, XML, or a plain list of listing URLs), send it and the index reads that instead of your pages. Your figures then update on every run exactly as you publish them, and extraction errors disappear. No charge, paid or not.
6CorrectionsEmail the listing URL and the correct figure.
If a figure is wrong, email the listing URL and the correct figure. Corrections are checked against your page and applied on the next run.
7RemovalHow to take your listings out of the index.
The index reads public pages the way a buyer does, respects robots.txt, and makes one request every few seconds. Agency pages are read every day, and every listing is checked in full twice a week. To have your listings excluded, email from the agency's domain and they leave the index on the next run. Price history already recorded stays.
8 What the index does not do
A buyer's details go only to the party the buyer chooses to contact, and only when they press the button. It does not sell buyers' details. It does not share its email list. It does not rank any listing above another for payment. It does not publish rental yields or projected returns.

Developers: one page for the whole project
Buyers comparing off‑plan villas want everything in one place. A developer page puts every unit, price, build stage and render together, with a button that reaches your sales team directly.
Why list
- Every unit, always current. We read your site daily and update prices and availability. Price changes are shown with their dates.
- Shown against the area. Each unit sits beside the typical asking price for its area and size, so a well-priced project stands out on its own.
- Straight to your sales team. No agent in between and no commission on the sale.
- Your renders, your words. Your images and description, on a page under your project’s name.
You pay a flat fee for the page, not a share of each sale. Paid only. The page is captioned “supplied by the developer”, and units are ranked by the same rule as every other listing: the page changes what a buyer sees, never where a unit sits.
Owners: sell direct, or with help
Buyers message you directly. No agent in between, and we take no commission on the sale. Free while we’re new, then a flat fee, never a percentage.

An owner listing uses the same page: your photos, your description, and buyers contacting you directly.
List your villa Ask about selling with BPS
Before an owner listing goes live, you send a photo ID and one document naming you on the lease or title. We check that the names match, nothing more, and delete both once the check is done. The listing then says: “Owner listing. We saw a document naming the lister as the owner on [date]. We haven’t checked the title. Your notary does that before you pay anything.”

Questions
Do you take a cut of the sale?
No. Never a percentage. Paid listings are a flat fee.
Who runs the index?
The same company that runs Bali Property Sourcing. On a paid listing, Bali Property Sourcing is never between the buyer and you.
What if a detail about my listing is wrong?
Tap "wrong?" beside it, or email index@baliindex.com. Every correction is listed on Corrections.
Can I stop?
Yes, at any time. When a paid listing ends, the listing stays in the index as a free card: the facts, credited to you, without the photos, the description and the button. A developer page that ends sends its address to the project's listings.
For all three: the fee never buys position. Paid and free cards are ranked by the same rule, and a test in the codebase fails if that ever changes. Nothing is hidden: not the other agencies on the same property, not the price history, not the stale flag.
Agencies can ask for their listings to be removed. We do it within 5 working days: index@baliindex.com.
